There are many ways to get a home valuation, so which should you rely on?
I hope you’re all staying warm and keeping busy. Many people think the spring market starts in May or June, but it actually begins in February and March. People who want to move in the summer are thinking about what they want to do in the winter.
The reason I bring this up is because of pricing. There is a lot of information about pricing out there, and it can be confusing. You could call an appraiser and have them look at your home, or you could call a Realtor and have them run what we call a CMA, or comparative market analysis, often for no charge.
You could also turn to online valuation tools. You have all sorts of options from the Zestimate to little widgets that you can type your address into; there’s almost an endless amount of them. I find that many of my clients use one or two of those tools and never have a professional look at the actual value-related differences with their properties.
These tools are a good basis, but you can never know how accurate they are. The best thing to do is call a professional, whether that’s a Realtor or an appraiser. They’ll help you hone in on what the right price is for your property.
