Avoid these six common mistakes when you decide to sell your home.

Selling a home can be a stressful process, but fortunately, there are some ways to make things a little easier on yourself. Today we’ll be talking about the six most common mistakes to avoid when selling your property:

1. Picking the wrong agent: The right agent will be a professional who responds in a timely manner, answers their phone calls and emails, and understands the market. They’ll also be honest and straightforward at all times; they may not tell you what you want to hear, but they’ll certainly tell you what you need to hear.

2. Overpricing your home: A well-priced home will always sell, even in a bad market. We’re in an excellent seller’s market right now, but pricing is still important. It helps you attract the most offers and get the highest price possible.

3. Not making simple repairs: There are updates and fixes that are very easy to do, but some sellers figure the buyer can just take care of these items. However, doing these repairs can make your house stand out on the market. You can spruce up the landscaping, paint the stairs to your front porch, stain your deck, and do other cosmetic work. If there’s a doorknob broken, fix it—otherwise, buyers see these things and wonder what else is wrong with the home.

4. Neglecting to declutter: I saw a new property on the MLS and was blown away by all the decorative clutter that filled the house. It was incredibly distracting because clutter takes away from the thing you want to show off the most—the home. Put things away so buyers can stay focused on what the house itself has to offer.

5. Restricting access: If it’s hard for buyers to see your home, they won’t even come. Once they get turned away from a showing that their agent tries to set up, they seldom come back. You want to be flexible and keep your house show-ready at all times. There can be exceptions due to your personal situation, of course, but it’s usually best to make sure agents can easily set up appointments to see your home.

6. Getting too emotional: It’s very easy to get attached to your home, but as a seller, you should try to see it as more of a property or a product. Your product is competing with all the other products out there, so you can’t hold it back by being too emotionally invested. If you get a low offer or someone wants to remodel it, try to be open about it if they’re paying what you want. Otherwise, you may be looking for your “perfect buyer” for a long time.
